Good light makes everything look better. Make sure your fixtures and shades are clean, your bulbs have maximum wattage, your windows are streakless, and your drapes are open. You can even cut your plants outside your windows to let in as much natural light as possible. Buyers cite lighting as the second most important thing they’re looking for in a home, so make sure your home looks bright and cheery when it’s on display.
#3: De-pet the house.
Everybody loves puppies, right? Well, no. Even though it seems like your furry friends may warm your potential buyers’ hearts, it may actually do the opposite, since indoor animals have the connotation of being dirty. So make sure the food bowls are hidden, the litter boxes are completely fresh, and the furniture is hair-free. You might also want to send your pets to a friend’s house or a pet hotel for showings.
#4: Make your home just a house.
As strange as it might seem, buyers don’t want to see all of your personal items that make your house specifically yours. They may not be able to imagine themselves living there if there’s too much of you there. Put a third of your memorabilia, family photos, and personal keepsakes in storage, leaving just enough to make the house seem warm and homey while still allowing buyers to imagine themselves inhabiting those rooms. On the other hand, things like holiday or seasonal decorations don’t apply, since they’re simply aesthetic, not personal.
#5: Stay ready.
Buyers show up at all kinds of strange times. Because of that, your house needs to be show-ready at all times while it’s on the market. You should take special care to make sure your hard and home exterior are looking their best, since buyers will get their first impression from the outside of your house.
